So occasionally, everyone can do as many checks as possible regarding new tenants moving into a property and they still turn out to be less than salubrious…
We let a property to a fairly newly formed couple with two children (from her previous relationship).
They passed referencing and moved in on a 6-month contract, with the view to renewing for longer.
So, not quite a month into the tenancy we had a call from the slightly bemused letting agent (we were self-managing), to say that the tenant had just returned the keys and told them that they had split up and moved out.
Due to work constraints, we weren’t able to get there immediately, so asked our trusted and regular handyman to get round there and see that things were in order.
For him to report that whilst it hadn’t been wrecked, it certainly had not been looked after since his endeavours of decorating and tidying the place before they moved in.
Along with the new carpets – which had some stains, cigarette burns and what appeared to be vomit in one of the bedrooms….
The outside at the front and in the back garden being littered with hundreds of cigarette butts.
He also reported that there appeared to be on the top of the fridge, a fist-sized ball of marijuana, which he had left there, as he hadn’t known what to do with it initially…
We made swift arrangements to go there to take stock of the damage incurred and what would need to be kept from their deposit (all of it).
The fact that we now found ourselves with a void in our tenancy, so were keen to recoup some of these monies from the tenants, even if it meant taking them to court to do so.
The large ball of dope had disappeared though…
We called in at the letting agents on the way back to speak to them about reletting, they told us that they had sent one of their junior staff there to make sure that the place was locked up properly.
When the sheepish looking 19 year old trainee letting agent, in a shiny suit was asked whether he knew what had happened to the large quantity of drugs that seemed to have vanished – he quickly replied that he had disposed of it for us…
